The $75 million Fremont Street Experience is a world famous project in downtown Las Vegas that has transformed an area that was becoming a blighted area into a major tourist attraction. This greatly increased gaming revenue in the downtown area and provided the foundation for further development that has completely changed the nature of Las Vegas. The Art District, The Smith Center, the East Fremont District, residential towers and other built and planned projects would not have proceeded without the success of this groundbreaking project. |
By the late 80’s, Fremont Street was in steady decline. Gaming and overall revenue in downtown casinos was rapidly declining. The downtown area off Fremont Street was becoming a symbol of urban decay. The Fremont Street Experience was intended to reverse that decline and be the catalyst for the renewal of downtown Las Vegas. Mary Kozlowski Architect, Inc. was at the center of the team tasked with making that goal a reality.
Mary Kozlowski was involved early on in selection of engineering and specialty consultants. As architect of record for the project was in charge of design development, working drawings and construction administration. It was Mary that early in the schematic phase in 1994 showed how the initial owner plan of aerial floats would not be viable and instead, she proposed the light and sound show that became the now iconic Fremont Street Experience.
There are far too many urban redevelopment projects in cities around the country that cost millions and in the end failed in their promise to revitalize the community. The Fremont Street Experience is an example of redevelopment that not only worked but excelled. Downtown Las Vegas has been revitalized visually and renewed economically. The Fremont Street Experience was the cornerstone in that renewal.
The Fremont Street Experience has revenue over $30 million annually. The gaming revenue in the downtown casinos that are part of the Experience have had their gaming revenue go up substantially. In 2014, downtown casino revenue rose over 6% while gaming revenue on the Las Vegas Strip fell 1.5%. Also, non-gaming revenue for downtown casinos continues to increase. This is a direct result of the success of the Fremont Street Experience.
The true mark of the success of this project are the other developments that have happened as a direct result of Fremont Street Experience.
1998 The Las Vegas Art District was created.
2007 The Fremont East Entertainment District was developed further extending the transformation of downtown and extending the success of the Fremont Street Experience.
2012 Zappos invests 0ver $300 million USD in downtown.
2013 The Container Park opens to great reviews and financial success and averages over 2,000 visitors per day.
2020 Symphony Park expands.
2020 The World Expo opens. A $100 million USD investment.
